Foundation and Primary Load-Bearing System Evaluations
A foundation evaluation is a way of assessing the structural soundness beneath your property. Its scope is to assess whether the foundation is performing its intended function, compliant with building codes, and ultimately if it’s in need of repair.
If moisture, cracking, settlement, shifting, or bowing are detected, a foundation evaluation will be necessary. The causes and the degree of deformation depend on various factors.. At times, the corrections can be as simple as minimizing the pressure behind the wall. Others can be very extensive and may require substantial repairs.
What’s Included:
Comprehensive Structural Assessment:
Tadco conducts foundation and primary load-bearing system evaluations as part of its Property Condition Assessments (PCAs), Reserve Studies, or upon request by insurance carriers, homeowners, and builders. These evaluations thoroughly examine the condition of both the foundation and primary load-bearing systems, providing clients with actionable insights into potential concerns.
We recommend home buyers consider a foundation evaluation in addition to a standard home inspection. Following the assessment, Tadco delivers a detailed report on the integrity of the foundation and primary load-bearing systems, along with recommendations for corrective action.
Basement or Foundation Inspection
Tadco inspects the stability of each floor level, focusing on critical structural elements such as masonry walls, support beams, and primary load-bearing members. We also employ the crawling robotic camera, the Marten Inspection Crawler, to enter into crawlspaces and other humanly inaccessible locations. The inspection includes:
- Assessing water seepage damage, improper ventilation, and mold.
- Checking for cracks, shifting, or other signs of structural instability.
Exterior Observation
The external evaluation addresses factors impacting the foundation and load-bearing systems, including:
- Leaky gutters and improperly directed roof leaders.
- Grading, water drainage, landscaping, and irrigation issues.
- Crumbling concrete and cracks in exterior walls indicating structural deterioration.
Recommendations
At the conclusion of the evaluation, Tadco provides a detailed inspection report, complete with photos, design recommendations, and methods of repair. Clients are encouraged to work with a foundation repair contractor to assess the conditions, review Tadco’s engineering report, and implement a corrective action plan.
By thoroughly evaluating the foundation and primary load-bearing systems, we ensure your property’s structural integrity and long-term stability.
Combined Pricing for Foundation and Reserve Study Services
To provide added value, Tadco offers combined pricing for foundation and primary load-bearing system evaluations along with Reserve Studies. This integrated approach helps clients address both structural integrity and long-term financial planning needs efficiently and cost-effectively. Condominium or co-op associations with Reserve Studies dated before January 8, 2019, or without any study, are required to complete an updated study by January 8, 2025.
