Understanding the risk of vapor encroachment and intrusion is integral to maintaining environmental due diligence. Tadco adheres to ASTM E1527 – 13 and NJDEP requirements, which mandate that vapor encroachment assessments be part of all Phase I Environmental Site Assessments

What Is Vapor Encroachment?

Vapor encroachment occurs when toxic chemicals from contaminated soil or groundwater migrate into an overlaying building. While vapor intrusion identifies sources of contamination onsite, vapor encroachment considers offsite samples to get a more holistic picture.

These toxic vapors consist of chemicals of concern (COC), and evidence of a vapor encroachment condition (VEC). In many of the environmental consulting fields, they still use the latter term.

If left untreated, vapor encroachment can be a major liability to the site owner. The vapor toxicity level is not only threatening to building occupants, but can also be a costly cleanup down the line.

Vapor Encroachment Assessment: What’s Included: 

Like a screening, a vapor encroachment assessment looks for contaminant releases in the property in question. Based on the contaminant plume, this inspection evaluates the likelihood of these vapors migrating below the property’s surface.

Tadco utilizes Entechinst’s Silonite Cannisters certified to meet EPA TO-15 SCAN in maintaining indoor air quality (IAQ).

TO-15, a toxic organic compound method, uses a sophisticated canister technology to detect volatile organic compounds (VOC). This superior approach can detect parts per trillion of certain VOCs while looking at other unknown compounds. As a standout from more traditional sampling methods, it is very simple to perform while surpassing data collection.

Tadco will conduct an analysis in the subject property, and then will follow up with a report with test results and any recommendations for further action.
